Below is a breakdown of our commission structure for your information.

Buyer/Tenant Representation

As a buyer or a tenant, in most cases, our representation costs you nothing. We represent your best interest, advise you along every step of the process, negotiate favorable terms, and facilitate the transaction on your behalf and get paid by the listing broker from his commission. You get our expert representation for FREE!

Seller/Landlord Representation

When you list your property with Franklin Commercial Group, you can rest assured that we will aggressively market your property to principals and other brokers through a variety of techniques. We develop a marketing plan specifically for your property and directly target the user or investor profile that is most likely to need your type of property.

Typical listing commissions are as follows:

  • Property for sale — less than $1,000,000: 7% of sales price
  • Property for sale — $1,000,000 – 5,000,000: 6% of sales price
  • Property for sale — Over $5,000,000: 5% of sales price
  • Office property for lease: 7% of minimum rental amount of initial lease term
  • Retail property for lease: $4.50/square foot

We typically offer a 2.5% co-broke to the buyer’s broker.
