In this time of declining property values and rising vacancies property owners are forced to make tough choices about the level and cost of services they provide to their tenants. Many landlords, seeing the vacancy rate rise in their office building are cutting maintenance, janitorial and landscaping services to compensate. Many “Big Box” retail buildings are empty and will be empty for many months in this economy, but still need to be maintained to preserve the value of the asset and keep the property attractive to prospective tenants. Many retail centers have lost anchor tenants and smaller strip centers are suffering unprecedented vacancies; these centers must be maintained in good and attractive condition to compete for the few tenants currently looking for space. That is the situation that sparked the creation of the Property Optimization Division of Franklin Commercial Group.
